Country Dreams Bed and Breakfast was built, new, in 1997 to be a homey,  cozy, country hideaway. The first full year of operation brought about 220   guests. (March through February) The second year brought 340 guests. (January through December) Most of our guests are weekend getaways, anniversary getaways, honeymooners, and some tourists. A large percentage of the second year increase was repeat guests and referrals from former guests.

We have just recently appeared in some well known print guidebooks, and guests have begun to find us in those books. Country Dreams was featured in Illinois Country Living Magazine in Feabruary 1998, and we received a three diamond rating and glowing praise from the American Auomobile Association. (AAA) We believe we will soon be chosen as a featured bed and breakfast in Country Living Magazine. Our most gratifying praise has come from the many satisfied guests. From the outset, we have established and promoted our web site, and approximately 85% of our guests initially find us on the internet. A search of most major search engines will show that we consistently appear near the top of all searches.

Kay and Ralph both have full time professions outside the bed and breakfast, so weekday guests have never been actively sought. Country Dreams is only seven miles from Springfield Illinois, the state Capitol, and home of three fine hospitals, all the Lincoln sites, The University of  Illinois at Springfield, Springfield College in Illinois, Lincoln Land Community College, the Prairie Capitol Convention Center, the Illinois State Fairgrounds, New Salem State Park, and many other tourist attractions. Springfield is also the headquarters of most professional organizations in Illinois and is the home of many businesses. Another source of guests are the state lawmakers and others associated with state government. Because we both work full time, we have never attempted to attract these guests, but a serious innkeeper could easily market this bed and breakfast to the many business and professional people in Springfield.

Country Dreams is located on the same sixteen acres as our home, but it is a separate building which can be sold with a little over two acres. Surveying has already been completed. Innkeepers quarters are not now available, but temporary quarters could easily be constructed in the basement of the bed and breakfast for a small investment. With over two acres, Country Dreams was built with future expansion in mind. A second  building could esily be built for added rooms, innkeepers' quarters, a tea room. a gift shop, or any combination of the above. Zoning is not a problem! Permission has already been granted to construct a second building. Utilities and parking space is already in place. The present owner is in the construction business, and prospective buyers could design a second building which could then be included in the purchase price.

Kay and Ralph have reached a point where we must either quit our jobs, (one or both) or sell the growing bed and breakfast business we so dearly love. With both sons gone and the last tuition payment behind us, it is time for us to enjoy our weekends together. We are no longer willing to work all week and then work all weekend. Our great joy was desiging this wonderful little bed and breakfast and making it work. We have done so, and continue to do so, even better and better. Now we hope to sell Country Dreams as a viable and growing business to someone who can devote more time to it. We are looking for people who would love the peace, quiet, and beauty of rural living, just as we do. We are looking for good neighbors. And we are willing to help potential buyers in any way we can.
